Before you build or extend it’s important that you check with us first.
There may be a Yarra Valley Water easement on your land, or a water or sewer asset situated within one metre of the proposed works.
If so, you’ll need our approval for a “Build Over Easement” before commencing works.
Also, in order to comply with plumbing code regulations, consultants and developers should request pressure and flow information available within our water mains.
Yarra Valley Water will launch a revised set of guidelines governing proposed works over/adjacent to water authority assets up to and including 225mm diameter. These new guidelines will apply to all new applications received on and after the 28th March 2011.
What is a Build Over Easement?
Yarra Valley Water has certain rules and policies about “Build Overs”. This is when a structure is built near or over an easement, or near a sewer main, property branch, water main or recycled water main. The same rules apply if you are planning to put landfill or excavate over an easement or near a Yarra Valley Water asset.
The rules are made to protect the community sewer and water assets from damage and to avoid the inconvenience of having to remove a structure to access a Yarra Valley Water asset for repair or maintenance. For more information, please see our practice note for protection of water authority assets.
When is Yarra Valley Water's approval required?
Permission to build or perform works must be obtained if they are to be carried out:
- Over an easement OR
- Within 1 metre horizontally of any part of the sewer/water main/ recycled water main. This is regardless of the location of the easement.

As well as the construction of houses, commercial properties and factories, the list below shows some common examples of the type of structures and works that will need Yarra Valley Water's approval before construction or works can be commenced over or near or over a Yarra Valley Water asset or easement.
